This suburb is one of the most desirable in the region, and for a good reason. It is known for its convenient location, beautiful parks and lakes, top-rated schools, and friendly residents. If you’re looking for a great place to raise a family, Lutz should be on your list. There are five primary reasons why Lutz is chosen by many families as an amazing neighborhood to live in, and we will go through each of them in detail.

Lutz is located about 25 miles northwest of downtown Tampa and about 20 minutes from the University of South Florida. Lutz is considered part of the Greater Tampa area, which has a population of over three million people.
 
Lutz was originally founded as a small farming community in the late 1800s. The area began to grow rapidly in the 1970s, and today Lutz is home to over 23,000 residents. The community has a small-town feel, pretty rural, but is close to all the amenities of a major city. 
 
Lutz is mostly located in Hillsborough County, which is one of the fastest-growing counties in Florida, where the city of Tampa is located, and part of Lutz, is incorporated into Pasco County. 
 
Lutz is a city that covers 27 square miles and is divided between two counties. So, depending on where you live in Lutz, whether it’s in Pasco County, closer to Wesley Chapel, or Hillsborough County, closer to New Tampa, or further south along the border of North Dale and Carrollwood, you’ll experience various lifestyles and different school districts.
 
When families see us about the Lutz area, the most common topic is the excellent school district that includes McKitrick Elementary, Martinez Middle, and Steinbrenner high schools. I will cover this specific school boundary map. That implies if you want your kid to go to these schools, you must live in a particular part of Lutz.
 
Keep in mind that school districts may shift and addresses can be rezoned, so double-check the information with the school system. The quickest method to locate houses in this school combo boundary map is to search for properties in the zip code 33558 in Hillsborough County. It does not imply that this is the only location where you may live, to get access to those schools, but most likely it will be.
 
One of the best things about Lutz is its location. It is situated in the northwest corner of Tampa, which means that residents have quick and easy access to all that the city has to offer. Living in this area means you will be close to Veterans Expressway. This toll road will give you access to the Citrus Park Mall and other shops, the Tampa International Airport, the Westshore district and its corporate offices, and the International Mall all within 20 to 25 minutes. Veterans Expressway will also connect you to I275, which leads to some of the finest beaches in the United States to the west and downtown Tampa to the east.
 
Within minutes you may also reach Dale Mabry Highway, which to me, is the most essential road in Tampa. Within less than 10 minutes of arriving at Dale Mabry, you’ll have your Publix, Walmart, Target, Walgreens Pharmacy, gas stations, and numerous businesses such as Home Goods, Kohls as well as St Josephs Hospitals, other ERs and restaurants, and fitness centers. Those would all be in a 5 miles range close to Van Dyke Road. 
 
As you head south, you’ll come to Carrollwood. And Carrollwood is one of Tampa’s most traditional and stable neighborhoods, considered quite central. If you travel 15 minutes south of Lutz on Dale Mabry, you will have access to almost everything and anything we require daily. From big box shops such as Sam’s Club and Home Depot and also many other shopping plazas with all sorts of commerce. 
 
Residents of Lutz usually do most of their regular grocery shopping in Carrollwood. They don’t have to travel more than 15 minutes to go grocery shopping at Whole Foods, Sprouts, or Fresh Market. And they can drive around 10 minutes north for a Starbucks, a Publix Greenwise, or even live music at a bar in Land O Lakes in the boundary of Hillsborough and Pasco counties. 
 
Going west on 54 for about 30 minutes, you’ll reach the Tampa Premium Outlets. If you enjoy Costco and Aldi, this is where you’ll find them. There are several restaurants, a cigar lounge, services such as pet shops and banks, and stores such as Home Goods, Burlington, Floor Decor, At Home, Total Wine & More. This is also where you will have access to I75, the major interstate in the state of Florida. In about 4 hours you will be in Miami. 
 
You may reach Tarpon Springs and the gulf waters by driving east. Tarpon Springs is only 30 minutes distant for a different fun day filled with greek restaurants, boat trips, stores, and museums.
 
When you reside in Lutz, you will be surrounded by nature. If you live in one of the major Lutz communities, you won’t even have to leave your backyard to go on a hike, but know that Lake Park is an excellent choice for experiencing nature. Also located off of Dale Mabry. There is horseback riding, a BMX track, picnic tables, and lakes where kayaking and fishing are both enjoyed and of course, many miles of trails. From Lutz, you might take advantage of the Upper Tampa Bay Trail, which connects to the Pinellas and Suncoast Trails for hundreds of miles of cycling trails. You may even go to the beach on long but pleasant green paths by bicycle.
 
It’s time to learn where you can reside in Lutz now that you know a little bit about what you will receive if you choose to call it home. In the area, there are numerous communities with various features, housing alternatives, and pricing.
 
One of the major communities is Cheval, a prominent Lutz neighborhood. Cheval is a golf community with two 18-hole courses, a clubhouse, restaurants, an athletic club, tennis courts, a lap pool, playgrounds, a fitness center, and three gates for access. It’s one of the safest neighborhoods in the Tampa Bay area because all the entrances are men guarded. Cheval has an equestrian center and an after-school program, in addition to a variety of extras. You could have them pick your child up from school and bring him or her to the club for the afternoon. Tenis, swim, and golf lessons are also available.
 
The after-school program is not exclusive to Cheval residents and it’s not the only community that offers it. Heritage Harbor is also a golf community with a wonderful resort-style pool, clubhouse, restaurant, tennis, beach volleyball, and basketball courts, and a great after-school program as well.
 
Other communities in the area are Villa Rosa, Fern Glen, Stonebriar, and Birchwood Preserve, those are all great communities with mostly single-family homes. For someone who is looking for a townhome, there is the Sylvan Crossing community. 
 
Nearby there are two other communities that I would like to mention. Promenade and Tarramor. Both of them are in the surroundings of this neighborhood and are new construction homes so they could be a very good option for you that prefers newer homes, but they are not included in the school combo. For Tarramor residents, only Martinez Middle and Steinbrenner are offered a different elementary school. And for Promenade residents only Steinbrenner High school is offered with different elementary and Middle schools. I always suggest families check school alternatives such as Math and Science and Lutz Prep. Those are magnet schools nearby that offer a great education.
